Selling Your Charleston Home

As a listing agent, my job is to get your property the most possible exposure and generate interest among potential buyers and other agents. Each property is different so I use a combination of marketing efforts to create a unique plan for your home.

Pre-listing meeting: We will meet to discuss pricing, staging, and how I will approach marketing your home.

Pricing: Competitive pricing from the start is, in my opinion, the most important thing you can do to sell your home.  I will complete a Compartive Market Analyisis to determine the best range in which to price your home. 

Staging: Staging allows us to present your home in the best possible light to potential buyers. Interior decorating is for personal taste; staging is to get your home sold! A potential buyer may spend 5 minutes walking through your home. It is our job to make those minutes count.

Pictures: Most buyers find pictures Search All Charleston Homesextremely important when conducting their home search. It’s important to have pictures that look professional and are well done. Numerous pictures will be taken of your home and the best ones chosen for each feature. The maximum number of pictures will be used in the MLS and other web sources.

MLS: Your home will be listed in the Charleston Trident Association of Realtors MLS within 48 hours of completing paperwork. Pictures are uploaded at the same time. I participate in Broker Reciprocity so your home will be available through every agent/company home search that also has Broker Reciprocity.

Multi-media: I utilize a product unique to Exit Realty that allows for the creation of E-tours (Visual tour), Property Websites, Webcasts, Property Videos, Flyers/Magazines, and an 800 info line.

Syndication: Through the mulit-media products and numerous websites, your property listing will be syndicated to all the major real estate portals including Trulia, Oodle, Zillow, Hotpads, Front Door, Vast, Google base, AOL Real Estate, Yahoo Real Estate, and others.

Realtor.com: I utilize the Enhanced Listing feature on Realtor.com which allows for more detailed information and pictures to be added. About 50% of those who search the internet for homes use Realtor.com to search. You want your home to be easily found.

Floor Plan Online: This product allows for the creation of an Interactive Floor Plan of your home and serves as a differnt form of visual tour. 

Personalized website: I’ll secure your property address to be used as a domain name and point it to one of the mutli-media products creating a personalized website for your home.

Websites: Your home will be listed on a network of personal and company websites.

Homes and Land: Your home will be added to the Homes and Land website.

Direct Mail: At times, I use direct mail pieces to announce the listing of your home or as an invitation to an Open House.

Open Houses: I enjoy using a combination of Agent and Public Open Houses.

Print Advertising: Occasionally I use print advertising such as Homes and Land and the Post and Courier.

Craig’s List: Your property is posted on Craig’s List a minimum of 2x week using an Interactive Flyer that allows views of photos.

Constant Contact: I have open communication with and provide feedback to all my clients. I keep you informed of number of views and statistical information that allows us to decide the best course of action for marketing your home.

Other Agents: Most likely another agent will sell your home. It is my job to make sure they are aware your home is listed for sale. I use a combination of email and personal phone calls to contact those agents who may have prospects who meet the criteria of your home or who sell in your particular area.
