Mt. Pleasant had 69 single family detached homes sell during December with an average sales price of $408,542 and median price of $375,000. This was a slight decrease over November sales with a 5.1% decrease in average sales price and a 7.1% increase in median price. The average number of days on market (DOM) was 153, increasing over November DOM of 123. On average, homes sold for 94% of the list price. For every home sold, 1.58 homes were newly listed for sale. At the current rate of sale, it would take approximately 15 months to deplete home inventory; six months inventory is considered a balanced market.
Park West had the most sales of any Mt. Pleasant neighborhood with 10 sales. Overall, Mt. Pleasant home sales for 2009 were down 10.3% over sales for 2008. There are currently 827 single family detached homes listed for sale in Mt. Pleasant.
