Isle of Palms had 6 single family detached homes sell during with an average sales price of $741,458 and median price of $547,375. This was a decrease to October sales with a 5.8% increase in average sales price and a 2.3% increase in median price. The highest priced home sold for $1,735,000 and the lowest priced home sold for $352,000.
The average number of days on market was 93 which was a decrease over the previous months DOM of 158. On average, homes sold for 95% of the list price. For every home sold in November, 1.83 homes were newly listed for sale. At the current rate of sale, it would take 26 months to deplete the home inventory; six months inventory is considered a balanced market.
No homes were sold in Wild Dunes. Sales for 2010 were up 17.18% over sales for 2009. Isle of Palms currently has 140 single family detached homes actively listed for sale with 11 under contract; 5 homes entered pending sales status during November.
