Isle of Palms had 6 single family detached homes sell during May with an average sales price of $1,066,083 and median price of $764,750. This was an increase over April sales with a 38% increase in average sales price and a 1% increase in median price. The highest priced home sold for $2,200,000 and the lowest priced home sold for $378,000.
The average number of days on market was 195 which was an increase over the previous months DOM of 61. On average, homes sold for 94% of the list price. For every home sold in May, 3.3 homes were newly listed for sale. At the current rate of sale, it would take 31.3 months to deplete the home inventory; six months inventory is considered a balanced market.
Three homes sold in Wild Dunes. Sales for 2010 were up 48% over sales for 2009. Isle of Palms currently has 161 single family detached homes actively listed for sale with 15 under contract; 12 homes entered pending sales status during May.
