Isle of Palms had 10 single family detached homes sell during with an average sales price of $813,250 and median price of $693,750. This was an increase over May sales with a 25% decrease in average sales price and a 10% decrease in median price. The highest priced home sold for $2,050,000 and the lowest priced home sold for $395,000.
The average number of days on market was 349 which was an increase over the previous months DOM of 195. On average, homes sold for 87% of the list price. For every home sold in June, 1.1 homes were newly listed for sale. At the current rate of sale, it would take 17.7 months to deplete the home inventory; six months inventory is considered a balanced market.
One home sold in Wild Dunes. Sales for 2010 were up 55.55% over sales for 2009. Isle of Palms currently has 158 single family detached homes actively listed for sale with 15 under contract; 4 homes entered pending sales status during June.
