Isle of Palms Home Sales Data December 2010
had 5 single family detached homes sell during with an average sales price of $875,900 and median price of $820,000. This was a increase to November sales with a 18% increase in average sales price and a 15% increase in median price. The highest priced home sold for $1,100,000 and the lowest priced home sold for $634,500.
The average number of days on market was 274 which was an increase over the previous months DOM of 93. On average, homes sold for 93% of the list price. For every home sold in December, 1.6 homes were newly listed for sale. At the current rate of sale, it would take 30 months to deplete the home inventory; six months inventory is considered a balanced market.
4 homes were sold in Wild Dunes. Sales for 2010 were down 67% over sales for 2009. Isle of Palms currently has 133 single family detached homes actively listed for sale with 13 under contract; 2 homes entered pending sales status during December.
