Daniel Island Home Sales Data October 2009
Daniel Island (Charleston, SC) had 12 single family detached homes sell during October with an average sales price of $582,744 and median price of $539,584. The number of homes sold in October was double September sales with a 4% increase in average sales price and a 26% decrease in median price. The average number of days on market (DOM) was 127 which was an increase over September DOM of 59. On average, homes sold for 96% of the list price. For every home sold in October, approximately 1.17 homes were newly listed for sale. At the current rate of sale, it would take 12.42 months to deplete the inventory of homes; six months inventory is considered a balanced market.
As of November 16, 2009, there has been a 31.95% decrease in sales over the same time period last year. Daniel Island currently has 123 single family detached homes actively listed for sale with an average list price of $1,171,282 and median list price of $799,000. There are 15 homes under contract and an additional 11 homes currently pending sale.
